Helping FSBO Sellers

Everyone’s trying to save a buck these days, especially with the squeeze on so many parts of our economy. Homeowners may be upside down on their mortgage and need to cut costs. Or they may have time on their side and want to try retaining the Realtor fees of a home transaction for themselves if they can.

When I drive around and see a For Sale By Owner sign, I like to take note of the address and make a connection with a Realtor partner so they can send them a mail piece. It’s good for the homeowner and the Realtor.

In dealing with the closing side of real estate, I can tell you the paperwork involved these days is much larger than in the past. Regulations and disclosures have added to the closing process. That should be a great point to educate FSBO homeowners with as a Realtor.

Navigating the complexity and buffering the many people in the buying process – buyer’s Realtor, attorneys, banks, appraisers, inspectors, etc. – are valid highlights of why the service of a Realtor can also protect the interests of a seller.

The conversation is well worth the effort to engage. Realtors tend to have a more robust and built strategy and process for selling on the internet. They are built for selling and engaging home buyers the way they typically buy – searching on the internet.

These are a few talking points that can help educate the FSBO seller.

While we are not in the sales side of home buying and selling, we have had some great perspective from the thousands of transactions we have handled through Old Towne Title. FSBO can be a nice initial idea, but there are pitfalls.
